Authorize to enter into a 30-year sole source lease with the Capital Region Health Care Development Corporation (Concord Hospital), Concord, NH, in the amount of $37,259,880 for the rental of approximately 10,500+/- square feet of space located on the first floor, Suite 100, at 279 Pleasant Street in Concord, NH, with the option to renew for an additional two consecutive five year periods. Effective upon G&C approval for the period from the date that the Landlord delivers the premises to the Tenant in accordance with the Section 3.03 of the Lease through the last day of the month in which the 30th anniversary of the Lease Commencement Date occurs, or such earlier date on which the Term shall sooner end pursuant to any of the terms, covenants, or conditions of the Lease or pursuant to law. (2) Further authorize the Department to pay Capital Region Health Care Development Corporation (Concord Hospital) up to $10,000 per year for thirty years, for a total amount not to exceed $300,000, for an annual operating expense reserve.
